DUE DILIGENCE

Questions to resolve before capital is committed.

Good opportunities become stronger when the difficult questions are asked early.

Property opportunities are often presented through their upside: location, projected returns, development potential or anticipated demand. Due diligence begins by testing what must be true for that upside to become real.

Who owns the asset, and is the title capable of supporting the proposed transaction? Are the counterparties authorised, credible and aligned? What planning, regulatory or development assumptions underpin the proposition? Each answer can materially change the risk profile.

The financial case deserves the same scrutiny. Cost estimates, funding requirements, income assumptions, delivery timelines and exit values should be tested against realistic scenarios rather than a single preferred outcome.

Execution risk is frequently underestimated. A viable concept can still underperform if responsibilities are unclear, approvals are delayed, contractors lack capability or decisions are not governed effectively.

Due diligence is not designed to remove every risk. Its purpose is to reveal the risks that matter, distinguish manageable uncertainty from avoidable exposure, and allow capital to be committed with greater clarity.
